I've lived in Calgary for ten years and I've bought three homes in the last six years. I used a different Real estate agent in Calgary every time so I have some personal experience when it comes to choosing a good Realtor.

Before I share with you my five tips for choosing the best Real estate agent in Calgary let's talk about why you should even use a Realtor in the first place. Nowadays there are a lot of people wondering if a Realtor is really worth it. So, why should you use a Realtor?

Here's a few reasons why I chose to use a Calgary real estate agent:

#1 Reason: They relieve stress. Did you know that stress is considered on of the leading causes of most major diseases? We already have way too much stress in our lives. Why stress over selling your home? Why not leave it up to a qualified expert who can take the time to spend with all the clients and show them around?

#2 Reason: Good Realtors get buyers. I must admit that a good Realtor is hard to come by but if you get a good one then they will be worth their weight in gold because they will get a buyer who is willing to pay fair market value (and isn't that what we all want?). Nobody wants to be stuck with a home on the market for 6 or 12 months.

#3 Reason: They know their legal documents. Buying or selling a home is a pretty big deal and if you don't know the legal documents inside and out you may get screwed. A good Realtor will make sure your contract has everything it should have included (this could save you a lot of time and money).

Obviously, there are many more reasons why you should use a Calgary real estate agent but these are in my opinion the top 3 reasons.

Alright, so the key is choosing a GOOD Realtor. There are a lot of Real estates agent in Calgary and most of them are average. Average won't cut it. Average is not worth the commission you will give them. You want a GREAT Realtor. A bad Realtor can ruin everything!

My second Realtor was horrible. She was lazy and showed up late to the open houses. She didnt' even market my home the way she should have. So I learned my lesson the hard way. My hope is that you won't end up with a bad Realtor.

My Five Tips For Choosing A Great Real estate agent in Calgary

Tip 1: Make sure they have a track record of success. Ask if you can call some of their previous clients. Do you homework on them. It will be pretty obvious from the feedback of their clients if they are really good.

Tip 2: Ask what kind of marketing they plan on doing. Will they do more than simply registering your house on MLS? A good clue for knowing if your Realtor understands marketing is by looking at their own marketing. Do they appear professional? Do they spend money on their business? If they treat their own business mediocre then they will give you medicore service.

Tip 3: Who is going to sell your home? Seems like a dumb question, right? Well, it isn't. A lot of times you will talk to a Realtor and he will give your home to his assistant. This happened to me and it drove me nuts. So make sure you confirm who will be doing most of the work in selling your home.

Tip 4: Is your Realtor readily available? How much time are they going to devote to you? Will they do open houses? Choose a Realtor that values you as a client.

Tip 5: Will they negotiate their commission? A lot of times Realtors will do something special for you. But, be careful. Realtors who give you the best deal on commission aren't always the best. What good is it to save a thousand dollars if your home doesn't sell.
